Realtor Partner Program

Don't accept assumption offers blindly.

Many assumption transactions fail because buyer qualification, the equity gap and the financing strategy were never reviewed. Our Realtor Partner Program gives listing and buyer's agents the education to ask better questions before a seller commits to an offer.

Why assumption deals fall apart

Assumptions can be a strong option for the right buyer and seller, but they carry more moving parts than a standard sale. The same issues come up again and again.

Qualification never reviewed

The servicer or agency must approve the buyer. If the buyer's qualifications were not reviewed early, a deal can stall late in the process.

Equity gap never calculated

The difference between the price and the loan balance can require significant cash or other financing. Buyers are often surprised by it.

No financing strategy

Without a plan to cover the gap, the seller may have accepted an offer that cannot close.

Timelines misunderstood

Servicer review can take longer than a typical purchase. Contract dates should reflect that.
